Use and Care of Premises. X. Xxxxxx, at its expense, shall comply with all laws, ordinances, rules and regulations of governmental authorities having jurisdiction, and the rules and regulations of the National Board of Fire Underwriters (or other body exercising similar functions) relating to Tenant’s use and occupancy of the Premises. Tenant shall not use or permit the use of the Premises for any illegal purposes.
X. Xxxxxx agrees that the Premises shall be used primarily for general office and educational use as an incidental part of its business, and for no other purpose; however, in no event shall Tenant use the Premises for any financial services type of use. The Premises shall be so used and occupied in a careful, safe and proper manner, that no nuisance nor any trade or occupation which is known in insurance as extra or especially hazardous shall be permitted therein, and that no waste shall be committed or permitted upon the Premises. Tenant is prohibited from operating as a financial institution or installing an ATM. Tenant shall not be permitted to operate as an executive office suites business or a flexible workplace center consisting primarily of executive suites and shared office workspaces for use by third parties.
C. Tenant shall keep the Premises in a clean and neat condition, provided Landlord shall provide janitorial service for the Premises in accordance with the specifications set forth in Exhibit C. Additional janitorial service may be available upon request at Tenant’s expense.
X. Xxxxxx shall comply with Rules and Regulations regarding the use of the Building by Xxxxxx adopted by Xxxxxxxx, and such reasonable changes and additions thereto adopted by Landlord from time to time. A copy of the Rules and Regulations in effect as of the date hereof is attached as Exhibit B. Landlord shall enforce such Rules and Regulations in a uniform and non-discriminatory manner as to all similarly situated tenants of the Building.
X. Xxxxxx acknowledges that there are no spaces in any parking lot which are exclusively reserved for Tenant or its employees. Tenant shall be entitled to use up to forty (40) non-exclusive, unreserved parking spaces in the area located within a reasonable distance from the Building; however, Tenant’s employees shall not use parking spaces along curbsides, along streets or directly in front of retailers or restaurant tenants. Use and Care of Premises. 7.1 The demised premises may be used and occupied only for the purpose or purposes specified in Article I, Section 1.1 and for no other purpose or purposes without the prior written consent of Landlord. Tenant shall not at any time leave the premises vacant, but shall in good faith continuously throughout the term of this lease conduct and carry on in the entire demised premises the type of business for which the demised premises are leased.
7.2 Tenant shall not conduct within the demised premises any fire auction or bankruptcy sale. Tenant shall not permit any objectionable or unpleasant odors to emanate from the premises; nor place or permit any radio, television, loud speaker or amplifier or sign or devices emitting flashing lights or odors on the roof or outside the demised premises or where the same can be heard, seen or smelled from outside the building; nor place any antenna, awning or other projection on the exterior of the demised premises.
7.3 Tenant shall not, without the Landlord's prior written consent, keep anything within the premises nor use the premises for any purposes which increases the insurance premium cost or invalidates any insurance policy carried on the demised premises or other parts of the Shopping Center. If the Landlord should consent to such use and occupancy by Tenant, Tenant shall pay on demand, as additional rent, the additional insurance premiums resulting from such use and occupancy. All property kept or stored or maintained within the premises by Tenant shall be at Tenant's sole risk.
Use and Care of Premises. 8.1 The Tenant may only use the Premises as a private dwelling.
8.2 The Tenant may not smoke, or allow others to smoke, anywhere inside the Premises including the garage.
8.3 The Tenant may not keep any pets on the Premises without the Landlord’s prior written consent.
8.4 The Tenant must make sure that no vehicles are parked on any lawn or garden areas.
8.5 The Tenant must keep the premises, including the exterior of the premises and the grounds of the Premises, clean and tidy at all times.
8.6 The Tenant must keep the Premises reasonably clean and tidy. This includes mowing the lawns and weeding the gardens. The Landlord is responsible for pruning and maintaining trees, shrubs and xxxxxx, and removing the cuttings.
8.7 On vacating the Premises the Tenant must leave the Premises in a reasonably clean and tidy condition. This includes ensuring any marks and stains are removed from carpets. The Landlord reserves the right to claim the cost of professional carpet cleaning if required. The Tenant should be aware that using ‘do-it-yourself’ carpet cleaning equipment may cause further damage.
8.8 If the Premises is part of a Body Corporate, the Tenant must adhere to all Body Corporate rules, agree to the Landlord passing on the Tenant’s contact details to the Body Corporate, and cover any costs from the Body Corporate relating to damage, replacement keys/cards etc.

Renter will use the Premises in a careful, safe and proper manner; will not commit or permit any damage or waste; will comply with all Rules and Regulations established by Owner; and will comply with all applicable laws. At the time of acceptance, Lessee will certify that it has inspected the Demised Premises and finds them to be in apparent safe and satisfactory condition and acknowledges that Lessor has made no representation to Lessee, other than the representations contained herein, as to the condition, safety, fitness for use or state of repair thereof. Lessee covenants and agrees that it will not use or knowingly permit any person to use said Demised Premises or any part thereof for any use or purpose in violation of any municipal, state, or federal laws. Except to the extent the following may occur out of Lessor’s actions or omissions, Lessee will keep the Lessor harmless and indemnified at all times against any loss, damage, cost or expense beyond that which is covered by any insurance, arising by reason of Lessee’s action in any respect or by reason of any accident, loss or damage resulting to persons or property from any use which Lessee makes of said Premises or by reason of or growing out of any act or thing done or omitted to be done by or on behalf of Lessee; and Lessee covenants that it will save, hold and keep the Lessor and the Demised Premises free and clear of and from any and all claims, demands, penalties, liabilities, judgments, costs and expenses, including reasonable attorneys’ fees, arising out of any damage which may be sustained by adjoining property or adjoining owners or other persons or property in connection with any construction, remodeling, altering or repairing of any building or buildings which may be erected on the Demised Premises by or at the instruction of Lessee, except as may arise out of Lessor’s actions or omissions. Lessor covenants that it will save, hold and keep the Lessee and the Demised Premises free and clear of and from any and all claims, demands, penalties, liabilities, judgments, costs and expenses, including reasonable attorneys’ fees, arising out of any damage which may be sustained by adjoining property or adjoining owners or other persons or property in connection with any remodeling, altering or repairing of any building or buildings on the Demised Premises by or at the instruction of Lessor, except as may arise out of Lessee’s actions or omissions.
