Reception Area. Developer shall provide an approximately 300-square-foot total 4 receptionist space with a waiting area with seating for at least four visitors, arranged with 5 a reception area at a nominal 14 feet x 14 feet (196 square feet) and visitors’ waiting 6 area at a nominal 8 feet x 12 feet (96 square feet). Developer and ADOT will jointly 7 determine other furniture. The reception area must include a telephone switch board.
Reception Area a. The ADRC shall have a reception area where customers are greeted and may wait for services. The reception area may be shared with other entities but must be clearly identified and recognizable as the reception and waiting area for the ADRC. b. The reception area shall be designed to be functional for and appealing to members of the ADRC client population. The reception area shall be accessible, clean, of sufficient size, adequately furnished, and arranged to comfortably accommodate people of all ages and disabilities with dignity and respect. c. The reception area shall, as much as possible, be arranged to respect the privacy of customers’ conversations with the receptionist. If sign-in sheets are used, they shall not be viewable by other customers. d. Customers entering the reception area shall be promptly greeted by an individual who is knowledgeable about the ADRC’s services and ready to assist or direct them to the right person to assist them. The receptionist and/or person greeting customers shall meet the requirements for staff that answer the phone and interact with the public contained in Section V.F.4.a of this scope of services. The receptionist and/or person greeting customers need not be solely dedicated to the ADRC and may hold a position that is shared by the entities using the reception area. e. The reception area shall include display space for fliers, pamphlets, and other information materials that is accessible to visitors and arranged so that customers can easily browse and reach the material during office hours. f. The reception area shall include hearing loop technology to facilitate communication with persons who are hearing impaired.

Reception Area. Landlord has agreed to allow Tenant to locate a reception desk in the lobby area of the Building in a mutually acceptable location. The design and installation of the reception desk will be subject to Landlord's approval, not to be unreasonably withheld. Tenant will pay annual rental of $19.50 per square foot of rentable area occupied by the reception desk for months 1-60 of the lease term, and $22.25 per square foot of rentable area for months 61-84. Basic rental set forth in Paragraph 1(e) and the monthly rental installment set forth in Paragraph l(f) will be increased to cover reception area rental described herein as long as such reception area is required by Tenant. Tenant must, at its sole cost and expense, restore the lobby area at such time as Tenant chooses to eliminate the lobby reception desk.

Provide a paper towel dispenser with the controls a maximum height above the finished floor of 48 inches for a forward approach or 54 inches for a side approach and that is accompanied by clear floor space of 30 by 48 inches that allows a forward or parallel approach by a person using a wheelchair. Provide a rear grab bar that is mounted horizontally which is at least 36 inches in overall length, with the closer end no more than 6 inches from the side wall; mounted 33 to 36 inches above the finished floor; with a diameter between 1 1/4 and 1 1/2 inches; with 1 1/2 inches between the grab bar and the wall; and at least 1 1/2 inches between the grab bar and any other object, such as a toilet seat cover dispenser. Standards §§ 4.17.6, 4.26.2, Fig. 30. (2) Men’s Toilet Room with Stalls (a) The rear grab bar in the accessible toilet stall is mounted vertically. Provide a rear grab bar that is mounted horizontally which is at least 36 inches in overall length, with the closer end no more than 6 inches from the side wall; mounted 33 to 36 inches above the finished floor; with a diameter between 1 1/4 and 1 1/2 inches; with 1 1/2 inches between the grab bar and the wall; and at least 1 1/2 inches between the grab bar and any other object, such as a toilet seat cover dispenser. Reception Area. The York stone floor continues into the Reception Area as a perimeter margin which returns into the lift lobby. The inner floor area is of limestone. The walls are clad Ball height with sealed Moleanos limestone. The horizontal joint in the Moleanos limestone follow through from the Entrance Hall but without the expressed rustications. The walls and soffit of the opening from the Entrance Hall to the Reception Area are clad in Moleanos limestone. There is a feature wall behind the reception desk. This wall is finished with square maple veneered panels trimmed with stainless steel. It has the potential to incorporate the name of the occupier and is illuminated by low voltage downlighters. The Reception Area is discreetly air conditioned using fancoil units concealed behind the feature wall. Air is taken in at the sides and discharged at high level across the ceiling. Access to the fancoil units is incorporated in the feature wall behind the reception desk. There is a doorway from the Reception Area through to the ground floor offices. The door and frame are of maple with stainless steel ironmongery as used elsewhere. The lift architraves, doors and full height over panels are of brushed stainless steel. There is a cupboard at the rear of the wall between entrance hall and Reception Area. The door and frame are of maple. This cupboard contains the main fire alarm panel and light switches although there is a small repeater panel incorporated into the reception desk. Glass signboards are available which can be supported on stainless steel fittings, mounted on each of the walls leading towards the lift lobby. This signage is flexible to incorporate any or a combination of building name, occupier, sub-tenants, departments, etc. The signboards are illuminated by the low voltage downlighters in the ceiling above. The ceiling is a plain plasterboard ceiling painted white and without access panels. Lighting is by low voltage downlighters on a variety of circuits whereby fittings illuminate the space generally but also highlight the reception desk, feature wall, signboards and lift entrances. The transformers for the downlighters are accessed through the apertures in the ceiling into which the fittings are fixed. The reception desk is a combination of maple, glass, pre-patinated copper and natural anodised aluminium and incorporates the fire alarm repeater panel and facilities for the occupiers security system. Reception Area. (1) The auxiliary counters are not accessible. Provide a counter on an accessible route such that a portion of the counter is at least 36 inches wide and no more than 36 inches above the finished floor, or provide an auxiliary counter with a maximum height of 36 inches in close proximity to the main counter, or provide equivalent facilitation. Equivalent facilitation may be provided in the form of a folding shelf attached to the main counter, an auxiliary table nearby, a clip board made available to the public, or other means.
